Welcome to Larkinville! A lively but quaint neighborhood with walkable restaurants, shops, breweries and is pretty much 20 minuets from everywhere in Buffalo and our surrounding suburbs. Unit 4 is located on the 2nd floor of a 2 story, 5 unit apartment building sitting on a corner lot. Guests get 1 off street parking spot and access to the shared side yard. Please feel free to reach out regarding extended stay discounts.The spaceUpon entering this 2nd floor two bedroom apartment you will find yourself in the spacious living room with a sleeper sofa, large coffee table that can raise to elbow level if needed, electric fireplace with remote, a 55" smart TV and plush carpet. Bedroom 1 is to the front of the property and just off the living room. It has a queen bed with dresser & end table, hard wood floors, sitting bench, wall unit AC that also can provide supplement heat if needed, a 40" smart TV and plenty of natural light accompanied with darkening shades and curtains. Off the bedroom you will find a large walk in closet with ample hanging room, built in drawers, a stand up mirror, small work desk with hard wired internet line and a separate storage closet. Moving beyond the living room at the mid point of the apartment you will find bedroom 2 with a queen bed, 2 end tables, a window AC unit with remote, & large closet with sliding mirror doors and wire organizer. Midway down a hallway moving toward the rear of the apartment you will find a storage closet for extra linins, our provided vacuum, broom, mop, iron and ironing board as well as other general cleaning supplies and storage. The kitchen is at the rear of the apartment and is fully stocked with all dishware, utensils, pots& pans you would need for a nice home cooked meal. All appliances are stainless steal, and there's plenty of upper and lower cabinet space, a bar cart offers addition storage as well as a coffee station with a keurig and toaster. Our high top kitchen table will seat 4 but is typically set up for 2 with the additional 2 chairs in the storage closet of bedroom 1. Our included washer and dryer are located in a small closet in the kitchen as well. The doors tuck them away nicely when not in use and don't take up much room when they are open. Beyond this area you will find the bathroom which has great lighting both natural & artificial, a large tub/shower combo & a large mirror medicine cabinet. The apartments rear entrance is located in the kitchen as well. This door will lead to a stairwell primarily used as the main entrance for a different 2nd floor unit. The rear entrance is to be used for emergency purposes onlyGuest accessGuest have a private front entrance leading to the 2nd floor apartment as well as 1 parking space in the 3 car driveway along with access to the shared side yard. Additional free street parking is available right in front of the property and has no time restrictions.Other things to noteThis unit (unit4) has 1 parking spot on the 3 car driveway. It will be the middle spot. The driveway entrance is narrow and at a slight angle. So we ask guests to pull up as far as possible but not to the point that their vehicle is on the grass, while also matching the angle of the other vehicles.
