Located in the heart of the Elmwood Village on a quiet tree lined street. Very short walk to many shops, cafés, bars & restaurants. This first floor apartment offers spacious living and dining rooms, two bedrooms, and office/third bedroom. Entire apartment has been stylishly updated with mid-century flair while preserving the charm of this historic home.

Only 5 min drive to AKG Art Museum, 10 min to downtown Buffalo/Medical Campus, 13 min to Waterfront/Canalside, and 27 min to Niagara Falls.

This historic home was built in 1908 just after the Pan-American Exposition.

It is equipped with forced air heating and air-conditioning, a rare comfort not often found in old Buffalo homes!

Free on-street parking. Be sure to adhere to winter parking rules (November- April).

Living room: Enjoy reading a book or watching TV with various streaming options (Netflix, Hulu, HBO Max, Prime Video) using Fire Stick on a 50" flat screen.

Dining room: Large table for pizza and wing night or for playing board games (located in hallway cabinet).

Kitchenette: There are two pans and 1 pot with cooking utensils. There is no exhaust fan. Keurig w/ K-cups, toaster, microwave, stove/oven, dishwasher and fridge are available. We highly recommend trying the many great restaurants within walking distance and/or a short drive. Cups/glasses, plates, cutlery, and wine glasses/wine opener are ready to use.

(2) Queen Bedrooms: Both bedrooms have a comfortable queen mattress. Pillows are down alternative. All comforters and linens are thoroughly washed between stays.

(1) Single bedroom/office: Work desk with comfortable office chair. Charging station. Standard twin bed (not a twin XL) can accommodate 1 guest.

Bathroom: Has all necessities: shampoo, conditioner, body wash, hair dryer and plush towels. Soft water system helps keep skin and hair soft.

Front porch: Patio furniture is for guest use only. Upstairs tenants use the front porch to access upstairs apartment. There can be no loud noise/music on the porch at any time. No smoking.

The Neighborhood: Less than a 5 minute walk to Spot Coffee, Overwinter Coffee, Forty Thieves Kitchen & Bar, Lexington Co-op Market, Elmwood-Bidwell Farmers Market (May-November) and more.

There are Ring surveillance cameras outside of the property only. There are no cameras located inside.

While we will do our best to accommodate an early check in, it cannot be guaranteed. If we have another guest checking out on the same day you are checking in, it is unlikely that we will be able to accommodate an early check in.

While we’ve made many modern updates to the apartment, we’ve kept original features such as floors and doors so it’s not without creaks and squeaks. There are also limited electrical outlets, but each bedroom has at least one. This also limits our ability to provide bedside reading lamps in every bedroom. We provide an extension cord/charging port in the office.

Please note that the apartment is not child-proofed. There are built in drawers that are original to the house that are fully removable. No electrical outlet covers. However, children are welcome and we have a pack-n-play available upon request.

Please also note, there are tenants that live in the apartment above the Airbnb that have a toddler and a baby. You may hear them cooking, cleaning, playing and living :) we ask both our Airbnb guests and our tenants to abide by the quiet hours 9pm - 7am. Old house thin walls!

Small dogs may be considered on a case by case basis for an additional fee.

Strict no smoking policy inside and outside, including front porch.
